Roootel Terms & Conditions

Welcome to Roootel ("Company," "we," "our," or "us"). These Terms & Conditions ("Terms") govern your access to and use of the Roootel Hotel Booking Service Application ("App"). By using Roootel, you agree to comply with these Terms. If you do not agree, please do not use our App.

1. Use of the Service

  • You must be at least 18 years old to use Roootel.
  • You agree to provide accurate and complete information when making a booking.
  • You are responsible for maintaining the confidentiality of your account and login details.

2. Hotel Bookings

  • Roootel acts as a booking platform connecting users with hotels.
  • All bookings are subject to the availability and policies of the respective hotels.
  • Special requests (such as early check-in or late check-out) are not guaranteed and depend on hotel approval.

3. Payments

  • All bookings must be paid in full at the time of confirmation unless otherwise stated.
  • Payments are processed securely through authorized payment providers.
  • Prices are shown in Myanmar Kyat (MMK) unless otherwise indicated.

4. Booking Cancellation Policy

  • Advance Notice: Cancellations must be made at least 1 day before the check-in date, you will not receive a full refund. Instead, 60% of the total amount paid will be refunded.
  • Refundable Booking: For bookings with refundable hotels, if you cancel, the refund will be processed within 7 days (or) up to 14 days to your original payment method.
  • Non-Refundable Booking: If you book a non-refundable hotel, no refund will be provided under any circumstances.
  • Processing Time: Refunds will be processed within a reasonable timeframe to your original payment method.
  • Roootel is not responsible for delays in refund processing caused by banks or payment providers.

5. User Responsibilities

  • You agree not to misuse the App (e.g., fraudulent bookings, providing false information).
  • You are responsible for any charges, fees, or penalties applied by the hotel due to your actions.

6. Hotel Responsibilities

  • Hotels listed on Roootel are responsible for providing the services offered in their listings.
  • Roootel is not liable for service failures, overbookings, or issues directly caused by the hotel.

7. Limitation of Liability

  • Roootel acts only as a booking intermediary and is not responsible for hotel service quality, safety, or guest experiences.
  • Our liability is limited to the amount you paid for the specific booking in dispute.

8. Changes & Modifications

  • Roootel reserves the right to update or modify these Terms at any time.
  • Changes will be effective once posted in the App. Continued use of the App means you accept the updated Terms.

9. Governing Law

  • These Terms shall be governed and interpreted in accordance with the laws of the Republic of the Union of Myanmar.
  • Any disputes shall be resolved in Myanmar courts.
